E-Khata Bifurcation
eKhata bifurcation is the process of splitting one property’s eKhata into two or more separate eKhatas when a larger property is divided into smaller portions. This is commonly required when: • A large site is subdivided into multiple plots. • Family members divide inherited property. • A developer forms individual sites from a larger parcel. • Part of a property is sold to another owner. Example Suppose a 12,000 sq. ft. property has one eKhata. If it is divided into: • Plot A – 6,000 sq. ft. • Plot B – 6,000 sq. ft.
E-Khata Inheritance
eKhata Inheritance is the process by which the eKhata of a property is transferred to the legal heir(s) after the property owner passes away. Ex: case 1: If the family has husband, wife, and children, the e-kata, if the father passes away, it will be transferred to the wife. If the wife passes away, it will be passed to the children. Case 2: If the family consists of a husband, wife, and children, and the father passes away, the eKhata is first transferred to the wife. If the wife later passes away, the Ekhata is then passed on to children.
